Evaluation is a tool to support investment decisions in the construction and real estate sector, both for new construction and for energy and structural renovation and retrofitting.
The evaluation methods allow not only to evaluate the economic and financial feasibility of the interventions but also to optimize the design choices in order to obtain the best relationship between benefits and costs over time.
The course is divided into two modules of "Economic evaluation of projects" (cod. 98113 - first semester) and "Building economics" (cod. 1092042 - second semester), addresses the issue of the economic and financial evaluation of building interventions, both new construction and retrofiting (energy, structural, etc.).
Economic evaluation of projects
The goal of the module is to provide students with the theoretical and operational tools related to the assessment of the economic and financial feasibility of interventions on the building and urban scale.
Building economics
The goal of the module is to provide students with the theoretical and operational tools relating to the assessment of the economic and financial sustainability of building retrofitting projects, with particular reference to energy and structural efficiency interventions.
To deal with the topics of the two modules the student must have the knowledge about:
• construction costs and the methodologies for their estimation (synthetic and analytical - Estimative Bills of Quantities)
• the methods for estimating the value of a property.

Economics evaluation of projects
The exam is in written form and consists of a test with open questions relating to the topics covered in the module.
To access the exam, the student must deliver the exercise on the evaluation of the economic and financial feasibility of a building project assigned by the teacher.
Building economics
The exam is in written form and consists of a test with open questions relating to the topics covered in the module.
To access the exam, the student must deliver the exercise on the evaluation of the economic and financial feasibility of an energy retrofitting intervention of a building assigned by the teacher.
The exams of the two modules will verify the student's acquisition of the methodologies for assessing the economic and financial feasibility of building projects, both new construction and energy and / or structural retrofitting.
The overall assessment will take into account both the results of the written test and the exercises developed individually by the students.
In particular, the student must demonstrate that:
• recognize the costs and benefits deriving from a new construction or retrofitting intervention;
• knowing how to estimate the costs and benefits deriving from the building intervention;
• knowing how to apply the evaluation tools (Cost-Benefit Analysis) to verify the economic and financial sustainability of a new construction or retrofitting intervention;
• knowing how to identify and evaluate the risk factors of the interventions and their effects on the economic and financial feasibility.
The mark obtained in teaching will be the average of the marks awarded in the two modules in which the course of "Building economics and evaluation of projects" is divided.
